This is your initial opportunity to best explain to us what your vision is, and for us to shape that in adherences to Building Regulation requirements.

Of course, we will ensure that we will detail how the planning process works, and come together to ensure that we stay faithful to your initial vision.

The initial proposal will incorporate plans, elevations and 3D images which are a great visual aide, especially if you are not used to working with builders plans!

Concept Design

Once an initial quote has been agreed, and a survey completed by our building surveyor, we enter into a dialogue where you let us know what you hope to achieve with your project. This information is then shaped into the initial drawing for your approval.

This is often the most difficult part of the entire process, finding compromise between safe architectural practices, planning regulations, and your dream vision. However, we will communicate as much as is required until you are satisfied that the design is right for you.

We usually email proposals to you for consideration, which helps to speed up this phase dramatically. There are no additional fees for alterations at this stage, as this is all about getting your project right from the start.

The time spent in this phase is normally dictated by the client and is generally about 1 to 2 weeks (if you really know what you want we can get through this in a few days!).

Detailed Design

Following agreement with you on the design of the development we finalise the drawings and put the finishing touches to the design, ready for submission to the Local Authority.

This usually takes a week at most, and at this stage cements into reality exactly what will be constructed. This is the start of your dream becoming reality!

Pre-Application Advice

This is an option for clients who are understandably seeking clarification on planning requirements, and want to ensure the proposed development meets the Local Authorities requirements. This route has additional fees to the Local Authority (approximately £40/50). We can advise on this route so you can complete the submission yourself or if you need assistance we have a range of fees for preparation of pre application advice so get in touch and ask us.

The Local Authority will take approximately 4 weeks to provide this advice, depending on the complexity of design, any adjustments needed, and of course any backlogs.
